APARTMENT BUILDINGS

We have extensive experience with appraisal of multi-family properties. We keep a current data base of apartment sales in the regional market, constantly measuring the changing influences of the investment market. We are keenly aware that the apartment market is quite segmented and should be addressed at the local level rather than at a broad level. Over the past few years, Originators Group’s apartment appraisals have exceeded $5.0 billion in total asset value.

RETAIL

We have extensive experience in the valuation of shopping centers and retail buildings. Over the past few years, Originators Group’s shopping center and free-standing retail facility appraisals have exceeded $3.5 billion in total asset value. This consistent volume of retail facilities has allowed us to develop a high level of knowledge and understanding of the factors that influence shopping center values. These factors include tenant economics, the dynamics of shopping center income, and the demand for this product type.

OFFICE BUILDINGS

We completed a significant volume of office building appraisals over the past few years. We conduct an analysis of the market data as well as the subject property data provided by the client on each assignment. INDUSTRIAL BUILDINGS

Industrial appraisals constitute a significant portion of our business each year. Assignments include all types of industrial properties from warehouses to research and development (R&D) properties to special-purpose manufacturing facilities. VACANT LAND

We have extensive experience in the valuation of vacant land, including finished sites and raw land. We employ several appraisal methods including direct comparison and development approaches. We take into consideration the elements of supply and demand, all relevant zoning and use restrictions, precise plan approvals and current master plans in formulation our highest and best use theories. In a development approach or subdivision analysis we consider all costs, including hard, soft, developer profit, retail pricing, absorption, and relevant discount rates. Our market analysis, cash flow projections and valuations are prepared by seasoned appraisers with experience in the hospitality industry. SPECIAL USE PROPERTIES
